A Luxury Airport Coming to Tulum in 2023

Tulum, Mexico is rapidly becoming one of the most popular tourist destinations in not only Mexico but the world. With Instagram influencers and Echo-conscious travellers alike flocking to its white sand beaches, the demand for an airport in Tulum has never been greater.

As it stands, the closest airport to Tulum is Cancun International Airport, located 120km or 1 hour 40 minutes drive away. Although this distance hasn’t stopped the beach-loving tourists from visiting, Mexico’s President López Obrador thinks that opening a dedicated airport in Tulum will drastically increase tourism. A plot of land has been set aside for the construction of the airport since 2010, and President López is finally spearheading the project to be completed by 2023.

Tulum airport will be built entirely by the Mexican Military, across two government-owned lots, measuring around 1,500 hectares, located just outside the city centre of Tulum. The airport will feature a regular international traveller terminal and a more private luxury terminal for the wealthier visitors arriving in private jets. Once built, it is estimated that Tulum airport will receive 3 million international and local passengers each year, something that will surely send tourism into overdrive.

So, what does this mean for Tulum Real Estate?

Tulum airport, paired with the Mayan Train and other new developments will see an extreme rise in tourism in Tulum, which is undoubtedly going to be paired with a real estate boom. Most hotels in Tulum operate at 80% capacity, even in low season, so there's definitely going to be room for more vacation rentals and hotels in the tourism market. Many large developers have already started snapping up land and giving the green light to their projects.

Dream hotels have announced their plans for their projects; Central Park Lagunas, Central Park Rios, and The Beach Club, several luxury hotel brands are in the process of purchasing land in the jungle biosphere Sian Ka’an, and the new Eco-focused gated community Lúuma Zama is set to have 204 apartments and 16 private villas.
